We will market, advertise and manage the sale, acting as your personal agent. You remain in complete control as we find suitable buyers, carry out viewings, administration and negotiate an acceptable offer.


Again you are in complete control of your investment, as we will assess your property specification and offer you a suitable match. All our properties have a letting history so you are able to consider the previous income and yield. We will source properties for you.

We Provide the following Services

Sellers Instruction

The seller will provide full details of the property which will be included on the Sales Instruction Form. The fixed fee will then be charged accordingly for the initial period of 6 months.

A board at the property (optional)

As the property is let, you may or may not prefer a sales board at the property, subject to the tenants wishes.

Property Prospectus / Brochure

Photos will be taken of the property either by us or you can submit your own. Measurements and features of the property will be included on the prospectus

All details will be approved and published accordingly

Internet advertising

We will advertise your property on Zoopla, Prime Location and at least 2 other internet property sites.

Viewing arrangements and viewings

As the property is tenanted, the wishes of the tenant must be observed. We will make specially arranged viewings in accordance with the seller and tenant’s availability and agreement. We will accompany the prospective purchaser to view, or alternatively the seller may prefer to attend.

Sales progression and administration

All enquiries will be followed up, questions answered and offers passed for approval. We will monitor the sales progress and liaise with the seller, solicitors / conveyancers and surveyors to ensure a smooth progressive completion.

Vendor / purchaser and solicitor liaison and administration

We will also ensure that important property details are completed, property certification is provided.

Ongoing Investment Property Management

We take over the letting management to ensure that the letting history is complete and will provide our full management service to ensure the purchaser’s tenancy and rental income is both correctly administered. This will also enable us to provide details and arrange viewing with tenants. Tenants rights observed.

Our Letting Management service fees are:

From 9% of the rent charged per month thereafter, to manage the property.
75% of the first months rent charged to re-let the property

Cost of selling Your Portfolio Property : Advance Payment Methods: Cheque, Transfer or PayPal

A single payment for Registration, Sales details / prospectus and Advertising preparation £140.00

The following items are included within the standard fee charged (see service guide):

1. Internet advertising

2. Sales progression, and accompanied viewings

3. Seller / purchaser liaison and sales administration

Sales Fee:

8% of the rent charged per month during the sales period to completion of sale.


The minimum selling period is 6 months, the remaining balance is due upon confirmation of sale offer accepted and confirmed, during either the initial or extended periods, or part thereof.

Excluded Items:

1. All and any fees in respect of sale, legal, financial or otherwise

2. All and any costs incurred in respect of the vendor’s sale of the property
